Why do I need to track subcontractor COIs at all?
If an uninsured sub gets hurt or causes damage on your job, the claim rolls up to you — and at your general-liability audit, your insurer charges YOU premium for every sub who can't produce a certificate. A current COI on file for every sub is money in your pocket at audit time, not just paperwork.
What does the tracker check?
For each sub you'll see three chips: COI (with the expiry date you or they enter — turns yellow 30 days out, red when expired), W-9 (needed before you can 1099 them in January), and trade license. Green board = ready to work.
How do subs send their documents?
Hit “Copy upload link” next to any sub and text or email it to them. They open it on their phone, snap a photo or attach the PDF — no account, no app, about a minute. You can also upload on their behalf.
Is this really free? What's the catch?
Free while we build out the product — we ask for your email so you can recover your tracker and so we can tell you about new features. Documents are stored privately; only someone with your tracker link can see them.
Does this generate certificates of insurance?
No — and be wary of anything that does. COIs are issued by the sub's insurance agent; 'generating' one yourself is fraud. This tool collects and tracks real certificates.
